Trying to sell a fixer upper? Or even just a dated house?
Almost every buyer’s real estate agent will bring in … drumroll please … the home inspector. But are they friend or foe?
Most of the time, we think home inspectors are very helpful!
But some inspectors treat their job like a game.
When there isn’t much wrong with a house, they talk about what could go wrong in 1, 5, and 10 years.
That helps educate the buyers! But sometimes the fear tactics are so strong that buyers just run away. This creates long delays for anyone trying to sell a house that isn’t in “perfect shape.”
Our favourite recent home inspection “comment?”
He said the stove took “a bit too long to cool down.”
So the buyer and their realtor thought they should get a discount or a new stove. Minimum $500 off for a fully functional stove and oven.
Yes, … really.
Some people don’t want to waste a ton of time and money on fixing every little detail in a home. Sometimes selling directly to a private home buyer can save weeks or even months of babysitting a vacant property.
Sometimes the repair list on a rental property is waaay more than a tenant ever mentioned.
And sometimes the repairs and upgrades on an inherited home can seem like a neverending story!
